DFP has been assisting Stockland for a number of years in the processes rezoning redundant industrial land to permit a residential subdivision.
DFP were engaged by Stockland during 2002 and 2003 to prepare a submission to the Commission of Inquiry that was established by the Minister of Planning to make recommendations on the preferred land uses for certain land at Sandon Point.
Following the recommendations or the Commission of Inquiry and a subsequent further review, Stockland engaged DFP to prepare a Submission to the Minister for Planning for certain land at Sandon Point to be listed as a State Significant Site under State Environmental Planning Policy (Major Projects) 2005. This Submission sought to amend the zonings generally consistent with the previous reviews and to establish development controls for future residential development.
Stockland also engaged DFP to prepare a Concept Plan application under Part 3A of the Environmental Planning and Assessment Act for a residential subdivision comprising 180 residential lots and 3 super lots for townhouses and residential flat buildings. This Part 3A application reflected the zoning and development controls of the State Significant Submission and was submitted concurrently to the Department of Planning.
Throughout these processes and application preparation, DFP has been an integral part of the consultant team to co-ordinate the interrelated issues central to the proposal including matters such as traffic, flora and fauna, bushfire, riparian corridor design, flooding and European and aboriginal heritage. DFP has also been actively involved with negotiations with the Department of Planning and Wollongong City Council in the preparation of the Stage Significant Submission and the Concept Plan application.
