Royalla Station Estate was developed in 5 stages by Royalla Estates Pty Ltd and Temecula Pty Ltd from rural properties approximately 20km south of Tuggeranong, ACT, 240 lots have so far been produced, while Stage 5 is currently being assessed by Council and will yield a further 40 lots. The site includes several prominent ridges from which spectacular views of the surrounding country are available.
DFP developed a close understanding of Council’s Development Control Plan which encouraged a range of lot sizes and required consideration of agricultural viability, water supply from dams and/or bores, effluent disposal, preservation of scenic values, threatened and/or significant flora and fauna, slope and setbacks from Jerrabomberra Creek.
During assessment of the application and subsequent to the approval, DFP worked closely with the developer, Council, the Department of Land and Water Conservation and the National Parks and Wildlife Service to adjust the layout and to provide a building envelope on each lot.
The resulting estate takes full advantage of the topography and the views, but also considers the environmental constraints. It has been well received by the market.
