Rhodes Bay is the latest development project undertaken by Statewide Developments. The development comprises 11 residential buildings containing 274 dwellings (including apartments and townhouses), communal recreational facilities such as swimming pools, gymnasiums and children’s playgrounds, a café and basement level parking for some 343 vehicles.
Rhodes Bay is located on approximately 1.7 ha of prime waterfront land halfway along the western side of the Rhodes Peninsula. The site is well positioned to maximise views towards Homebush Bay but is not without its constraints, the primary one being high levels of contamination, which proved extremely challenging for the team of consultants engaged by Statewide Developments. To the credit of those involved, the issues in relation to remediation have now been successfully resolved.
The Minister (and not Canada Bay Council) was the consent authority responsible for determining the development applications to remediate the site and to construct the development, however the matter was subject to appeal and consent was issued in June 2004 by the Land and Environment Court. After development consent was obtained, Statewide Developments engaged Don Fox Planning Pty Ltd to review development consents issued for adjoining sites, to lodge a new development application seeking consent for the strata/stratum subdivision of the Statewide owned site and to lodge a section 96 application to modify aspects of the Statewide development consent. In a most pleasing result, DFP worked extensively with Statewide, the consultant team and the Department of Planning to obtain consent orders approving these applications from the Land and Environment Court.
