DFP has an extensive history with this project which involved two development proposals; the first is a development application currently being considered by Warringah Council for a six lot rural residential subdivision; and the second, a development application for a five lot rural residential subdivision previously lodged with Council and subsequently considered by the Land and Environment Court under appeal. The court proceedings have been discontinued to enable Council to finalise its assessment of the six lot proposal.
The subdivision proposal before Council also includes dedication of an allotment to Council as a public reserve.
The proposals relate to a site 23.3 ha in area located in Duffy’s Forest approximately 25kms north of Sydney’s CBD. The site enjoys spectacular views across the adjoining Ku-ring-gai Chase National Park.
The consultant team involved in the preparation of the subdivision proposals faced a number of complicating factors relating to the site constraints, such as the existence of threatened flora and fauna species, effluent disposal, the steepness of the terrain, the visibility of the site from vantage points in the Ku-ring-gai Chase National Park and the bushfire prone nature of the site.
Throughout the development assessment process, DFP has worked closely with the client/developer, Warringah Council, the Rural Fire Service and the local community. Based upon our detailed knowledge of Warringah Council’s primary planning policy, Warringah Local Environmental Plan 2000, we were able to offer our client sound town planning advice and expert advice in the Land & Environment Court.
