Seniors Living Development Cootamundra

DFP prepared a Statement of Environmental Effects to accompany a Masterplan for a staged development application for 88 seniors living units at Short Lane, Cootamundra. Muttama Creek flows through the site and much of the pre-development site was below the 1 in 100 year flood level. Specialist hydrological consultants were engaged to demonstrate that the site could be filled to within 20 metres of Muttama Creek to provide a flood free development footprint without impacting upon the flood levels up or down stream. Once the development footprint above the 1 in 100 year flood level was obtained, a retirement village consisting of 88 dwellings was designed for the site.

DFP ensured that the architectural drawings complied with the Seniors Living State Environmental Planning Policy, the Cootamundra Interim Development Order and Cootamundra Draft LEP 2005. During the assessment of the development application, DFP liaised with Cootamundra Council officers, the Cootamundra SES and the NSW Fire Brigades to ensure that there were adequate emergency access points available and that an emergency evacuation plan was prepared.

DFP addressed the Cootamundra Shire Council Meeting where the Masterplan was approved and we are now preparing the Statement of Environmental Effects for Stage 1 of the development.
